New Foundations

Horsford & Poteat Realty was awarded 9 vacant lots by HPD to construct 12 affordable new homes--9 two-family & 3 three-family homes--for a total of 27 units, through the New Foundations Homeownership Program Round III. The 9 vacant lots are in the East New York section of Brooklyn.

The building will feature rapidly renewable "green" amenities such as sophisticated bamboo wood flooring and tasteful cabinetry made of strawboard, sunflower seed or wheat grass. The exterior of the building will have attractive brick veneer on the front and elegant vinyl siding on the side. Local materials will be used whenever possible.

Total estimated project cost: $8.23 MM

Four of the newly constructed homes will be available to families making below 80% AMI and eight of the homes will be available to families making below 130% AMI. Fifty percent of the units will be reserved for Community Board 5 residents.

In the 3-family homes, the owner’s unit will be a 2 or 3-bedroom duplex apartment that will take up part of the 1st floor and the entire 2nd floor and will range from 1,300 – 1,830 sq. ft. The rental units will consist of a 400 – 600 sq. ft. studio apartment on part of first floor and an additional 2 bedroom apartment on the entire 3rd floor at 790 sq. ft. The total gross building square footage will range in sizes from 3,000 to 4,350 sq. ft.

In the 2-family homes, the owner’s unit will be a 3-bedroom duplex apartment that will take up the entire 1st floor and basement and will range in size from 1,050 – 1,388 sq. ft. The rental unit will be a 600 – 694 sq. ft. 1-bedroom apartment on the second floor. The total gross building square footage will range in size from 2,244 to 2,610 sq. ft.

The windows will be highly insulated, will have integrated shading devices and shall be operable to maximize natural ventilation.

Each owner and rental unit will be furnished with an efficient energy star refrigerator, dishwasher, stove, washing machine and dryer, and high efficiency plumbing fixtures for low water consumption, fine linoleum, wool carpet, high recycled content materials, and products that are locally manufactured.
